You Can Buy a Condo in Pattaya in Your Own Name

Hi, I am the live chat moderator for a real estate company in Pattaya, Thailand so I get a lot of enquiries, questions online about Pattaya property, businesses and land. One of the most popular questions is can I own a condominium in Pattaya in my own name? Surprising how there is a lack of information on this subject in these visitors home countries, unless they are familiar with the internet and know how to search for that information, believe it or not, not everyone is an internet surfer.

My answer to the visitor on the live chat is yes you can own a condo in your own name under these conditions, in all condo buildings in Thailand 51% of the units must be owned by Thai Nationals that is the law in Thailand, the remaining 49% can be owned by a foreigner, example 100 units in a building so 51 have to be Thai owned the foreigners can buy the remaining 49. This leads on to a very important point, usually in Pattaya the allocated 51% Thai owned units are never all sold as it is mostly foreigners who buy condos.

What happens now is, especially with new projects, if you buy a condo in a Thai name say your Thai wife or partner you buy at a reduced price as the developer or owner does not want the condo empty, unsold. Now there is your decision do I buy in my name or my Thai partners name and save maybe 20% of the purchase price?

There are many new off plan developments in Pattaya and Jomtien being constructed now, some in the 3rd or 4th phase as previous units all sold out. These are not just condominium buildings with a swimming pool these are modern European designed resorts with all facilities. Most of these projects offer low deposit and Interest free over 2 to 5 years.
